Our Community

What the HOA is and does

Willowbrook is a 213-home neighborhood in Delaware, Ohio, developed across three phases and completed in 2024. The association exists to take care of the things we all share and to keep the community a great place to live.

Volunteer board, professional management

The HOA is governed by a volunteer board of homeowners who live right here in the neighborhood. Day-to-day operations, billing, and homeowner requests are handled by a professional management company on the board's behalf.

Shared spaces, well maintained

The association cares for nearly two acres of common area, with grass cut roughly 26 times a year and more than 20 trees kept healthy and safe. These shared spaces are part of what makes Willowbrook a pleasant place to call home.

Planning ahead with a reserve fund

A portion of every homeowner's dues goes into a reserve fund set aside for larger future repairs and replacements, things like common area improvements and infrastructure upkeep. This keeps the community financially healthy so unexpected costs don't become a surprise assessment.

Design review and community standards

Before starting exterior projects, fences, decks, additions, and similar work, homeowners submit a design review request. The board reviews each request against the community's guidelines to make sure changes are consistent with the neighborhood and help protect everyone's home values.
